Development Land

Land valuation and feasibility analysis connecting development potential with market evidence.

Who we work with

Developers, landowners, purchasers, lenders and public agencies use this service to assess acquisition prices, land transfers and redevelopment opportunities. A central question is how supportable development potential translates into land value.

When you need us

Before acquiring, selling or redeveloping land, you need to understand what can reasonably be built and how planning permissions, costs and demand affect its value.

What we do

Appraisals of development and redevelopment land

Highest and best use studies

Residual land value and development pro forma analysis

Feasibility studies considering costs and absorption

Land exchange, cost-sharing and partnership advice

Sensitivity analysis for changing market conditions

How we work

We review planning permissions, site constraints and realistic development options. Comparable sales and financial analysis help us assess the supportable use and value of the land, with clear assumptions about density, timing and market demand.

What you receive

A land appraisal or consulting study explaining the development premise, comparable evidence and, where relevant, financial scenarios. The report distinguishes existing approvals from assumptions and identifies inputs that materially affect value.

What we need to begin

Provide parcel plans, surveys, approval records, concept drawings and known servicing or environmental constraints. Available cost estimates, development schedules, agreements and previous studies help define realistic scenarios and the valuation date.

An anonymized assignment

gsi valued land proposed for conveyance to a municipality within a broader residential development. The appraisal examined the parcel’s contribution to the adjoining development lands and identified the approval and timing assumptions underlying the value opinion.

Questions & answers

Does the maximum permitted density determine land value?

Density is one input. Site constraints, achievable revenues, costs, timing and demand also affect whether a development scenario is supportable.

Can unapproved development potential be considered?

A defined scenario can be analysed with its approval assumptions stated explicitly. The report must distinguish that scenario from the property’s actual approval status.

Why might neighbouring sites have different values per acre?

Differences in usable area, configuration, servicing, permissions and development timing can matter. Comparable transactions need to be assessed in that context rather than applied solely by land area.
