Appraisal

Independent opinions of property value for financing, public-sector decisions and development.

Who we work with

Property owners, purchasers, lenders, developers and public bodies use appraisal advice when a property decision needs an independent opinion of value. The purpose, property interest and effective date shape the scope of the work.

When you need us

When buying, selling, financing or reviewing a property interest, you need a value opinion supported by relevant market evidence. We also assist with assessment appeals, public asset decisions and development-related valuations.

What we do

Development land

Land valuation and feasibility analysis connecting development potential with market evidence.

How we work

We establish the purpose and date of valuation, review the property and planning context, and analyse market evidence. The report explains the assumptions, methods and conclusions relevant to your decision.

What you receive

An appraisal report setting out the property interest, effective date, market evidence, valuation methods and conclusion. Assumptions and limitations are identified so the intended users can understand what the opinion covers.

What we need to begin

Send the property address, the reason for the appraisal, the intended users and your deadline. Available surveys, floor areas, lease and operating information, planning records and prior reports help us define the assignment. Tell us if a lender has specific instructions before work begins.

An anonymized assignment

For a proposed rental development, gsi prepared separate as-is, as-approved and as-improved value opinions. The report distinguished the existing land position from assumed approvals and completed-development value for construction loan underwriting.

Questions & answers

Can one appraisal serve several purposes?

Sometimes, but the intended use and users must be agreed at the outset. A report prepared for a transaction may not address a lender’s instructions or a different valuation date. Tell us about each proposed use before commissioning the work.

Does the report give today’s value?

The opinion relates to the effective date specified in the assignment. That may be a current date, a historical date or a value premise tied to a proposed development. The report makes that distinction explicit.

What determines the fee and timing?

Property complexity, research requirements, access to records and the reporting scope. Providing the purpose, available documents and deadline allows us to propose a scope and schedule before proceeding.
