Planning Policy Review

Interpretation of land use policies affecting a site or proposal.

Who we work with

Owners, developers, appraisers and legal advisers need a planning opinion when land use policies affect a valuation premise, proposed development or property dispute.

When you need us

Policy context influences development permissions, valuation assumptions and the prospects of a proposed use.

What we do

Review relevant official plans and secondary plans

Examine zoning and site-specific policy provisions

Explain the implications for the property and proposed development

What you receive

We provide a clear planning opinion that can inform appraisal work, development strategy or discussions with project advisers.

What we need to begin

Provide the property information, proposed use, relevant planning correspondence and the question to be answered. For a historical matter, identify the relevant date and supply policy or approval records from that period where available.

An anonymized assignment

Questions & answers

Can the review address a specific policy assumption in an appraisal?

Yes. Provide the appraisal and its instructions so the planning review can address the assumption that matters to the valuation.

How are existing and proposed policies distinguished?

The opinion identifies the status and date of the material being relied upon. Possible changes should not be presented as permissions already in place.

Does a policy review include preparing an application?

Not unless that work is included in the engagement. The review can inform a development strategy, with application preparation and coordination scoped separately.
