Development Approvals

Planning support for land use applications and approvals.

Who we work with

Landowners and developers need planning support when a proposal depends on amendments, applications or further approvals. The work identifies the planning issues the submission needs to address.

When you need us

A development proposal may require changes to planning permissions or further approvals before it can proceed.

What we do

Prepare planning justification and supporting analysis

Support official plan and zoning amendment applications

Assist with minor variances, consents and site plan matters

What you receive

We help align the proposal and supporting planning material with the issues to be addressed through the approval process.

What we need to begin

Provide the property plans, development concept, approval history and correspondence with the municipality. Include available technical studies, consultant contacts and the target schedule so responsibilities and submission requirements can be defined.

Related assignment

A related appraisal and consulting study compared development scenarios with and without planning approvals for community use lands. It demonstrates the importance of identifying approval assumptions, but does not document gsi obtaining an approval for that assignment.

Questions & answers

Can you identify which planning work a concept needs?

An initial review can examine current permissions, the proposal and available approval records to identify planning matters for further discussion and investigation.

Who prepares the other technical studies?

The required disciplines depend on the site and proposal. The scope should identify the planning work, information supplied by the client and any specialist studies needed from other consultants.

Can the outcome or approval date be guaranteed?

No. We can establish a work program and explain the planning issues, but review processes, requested revisions and decisions affect the ultimate outcome and timing.
