Acquisition of Employment Land

Valuation of alternative acquisition areas with differing development and environmental constraints.

The assignment

gsi prepared valuation advice for the potential acquisition of part of a larger employment property. The assignment considered alternative acquisition configurations to support internal decision-making and negotiations.

Key considerations

The lands included areas with differing development potential. Environmental regulation, servicing requirements and planning conditions affected the assessment of how the property could be used. The total parcel area alone did not describe its usable development capacity. Alternative boundaries also changed the balance between developable and constrained land, making the configuration of the proposed acquisition relevant to the valuation.

Our approach

gsi reviewed the employment land permissions, available site information and the conditions affecting development. The analysis distinguished the developable land component from areas subject to constraints and considered relevant market evidence for the respective components. Alternative acquisition scenarios were valued on the information available, with recognition that the ultimate surveyed area and configuration would affect the final amount.

Purpose of the advice

The appraisal provided a basis for comparing potential acquisition areas and considering their market value implications. The advice was intended to support acquisition planning and negotiations, with the land composition, servicing considerations and assumptions underlying each scenario set out for review.
