Municipal valuation
Municipal Land & Assembly
Valuation of municipal land considered for incorporation into adjoining residential properties.
The assignment
gsi appraised a parcel of municipal land being considered for disposition and incorporation into neighbouring residential lands. The purpose was to provide an independent opinion of market value to support the proposed transaction.
Key considerations
The parcel’s relationship to the adjoining properties was central to the assignment. Its potential contribution to redevelopment needed to be understood in the context of the larger assembled holding, rather than by considering its area alone. The analysis required attention to parcel configuration, the surrounding residential setting and the planning context affecting the neighbouring lands. The proposed incorporation of the parcel was relevant to understanding how a purchaser could use it.
Our approach
gsi reviewed the site information, relevant land use controls and the relationship between the municipal parcel and the adjacent lands. Highest and best use analysis established the basis for the valuation. Comparable market evidence was then considered in forming a land value opinion that reflected the characteristics and potential use of the subject parcel.
Purpose of the advice
The appraisal provided valuation support for the proposed municipal disposition. It connected the market evidence to the parcel’s role within a potential assembly, helping frame the property decision around its practical use and contribution to redevelopment.
